Board of Health letter dated 5/22/06 read.  Stating No objection

Conservation Commission letter dated 5/23/06 read.  No concerns.  But recommend that the roof runoff be directed into a recharge structure and that any reconstructed lawn area be topped by no less than 6 inches of loam before seeding.  This will help retain water and require less irrigation in the future.

 

Applicant describes plans for a two story addition.  The first floor will be resigned. A family room will be added off the kitchen/dining area.  The 3 bedrooms will be moved to the second floor with two full bathrooms.  The laundry room will be outside in the hallway.  The single car garage will be turned into a 2 car garage.

 

The Board requested a new plot plan and pictures of the houses in the area.

Fire Chief Dennis Mann’s letter dated 9/5/05 read.  Reviewed the proposed layout plans, for Pine Woods.  Chief Mann has fire safety issues with the following: entrance/egress, slopes, water supply and fire exposure.

 

Peter O’Cain, P.E., Superintendent of Public Works letter dated 5/22/06 read.  Stating the Town of Sharon Engineering Div. Of the Public Works reviewed the Comprehensive Permit Application and Site Plan Pine Woods Development, dated 2/17/06.

 

Mass Housing letter dated 8/12/05 read.  Stated that financial and technical assistance is available to the Zoning Board.

 

The following people present to representing Pine Woods: Paul Cusson, Delphic Assoc., Robert Shelmerdine - Attorney, Michael Intoscca - Applicant.

 

Paul Cusson explained what is a 40B.  Mr. Cusson gave a brief overview of the project.  Stating there will be 104 units and will be sold by lottery.  Some of the units are age directed (means master bedroom with full bath on the first floor), other units will have 2 bedrooms with a loft.  Each unit has a 2 car garage and 4 parking spaces.  Roads will be maintained by the Condo. Assoc..  Project is served by Town Water.

 

Christine Turnbull, Moose Hill, Mass Audubon letter dated 5/24/06 read.  Stating their issues with the status of Everett St., storm water and detention basins, vernal pools, buffer zones.

 

Rare Species Habitat Assessment letter dated 5/12/06 presented by Paul Cusson.

 

Greg Meister stated that wetland delineation plans have not been presented to the Conservation Commission.

 

Beth Green, Huckleberry Ln.  Stating issues with the ground water (run-off) and traffic study.

 

Jane Furr, Cobble Ln., issues with the traffic studies in the future.

Sharon Resident, Cooper Ln., Issues with safety and traffic in the winter.

 

Jean Flynn, Norwood St. issues with 40B projects in general.

 

Carol Water, Blueberry Ln., issues with pulling out onto the road and suggested a traffic light.  Also, concerned with the impact to the environment.

 

Walter Hurbert, issues with entering and exiting the development.

 

Brice Krammer, Blueberry Ln., concerned with the impact to the Town and water pressure.

 

Paul Olivero, Norwood St., Concerned with water being brought onto the site.  Also, very much against the project.

 

Luke Furr, Cobbler Ln., issues with the tax write off’s and the school buses.

 

Tom Mason, Norwood St., issues with the project being built in fazes and having to deal with construction for many years.

 

Elizabeth Clark, feels the project will be a disaster to the town.

 

Ms. Mason, Norwood St., concerned with the status of Everett St. and entering/exiting the project.
